Overview

ISPT set out to transform 100 St George Terrace in Perth into Australia’s first fully-integrated smart commercial building. The goal was to attract premium tenants, optimise energy efficiency, and seamlessly integrate new technologies. Through the deployment of Avani’s platform, ISPT achieved impressive results, including over 90% tenant occupancy, a decade of sustained energy savings equating to 11,000 t.CO2, and industry-leading NABERS ratings. These achievements underscore ISPT’s reputation as a leader in innovative and sustainable building management.

The Challenge

ISPT faced several critical challenges in managing 100 St George Terrace. One of the biggest hurdles was attracting and retaining premium tenants, who now expect modern, efficient building systems that enhance their work environments. At the same time, the company was committed to achieving ambitious energy efficiency goals, including securing the first NABERS pre-commitment rating for a commercial property in Western Australia.

The project also required a future-proof approach to integrating new technologies, ensuring the building could adapt to evolving standards and tenant demands. Additionally, operational efficiency was a key concern. ISPT needed a streamlined way to manage tenant billing, improve plant performance, and provide tenants with transparent insights into building operations—all while minimising labour-intensive processes for facilities managers.

Avani's Solution

Avani’s platform played a pivotal role in addressing these challenges. The system introduced a future-proof design with a single web-based operating interface that was both open and scalable. This allowed ISPT to integrate new technologies seamlessly over the years, ensuring the property remained competitive in a constantly evolving market.

To optimise energy efficiency, Avani delivered tools for live NABERS tracking, 24/7 equipment monitoring, and automated analysis. These features empowered ISPT to proactively improve plant performance and meet its ambitious energy reduction targets.

Tenant experience also saw a significant upgrade with the introduction of a fully automated billing system. This eliminated the need for manual reconciliation, simplifying operations for ISPT while providing tenants with a secure and transparent system. Additionally, ongoing data analysis and actionable insights from the platform allowed ISPT to tackle maintenance issues proactively, reducing tenant complaints and improving overall satisfaction.

Outcomes

The implementation of Avani’s platform delivered transformational results for ISPT and the tenants of 100 St George Terrace. Over a decade, ISPT achieved energy savings of 11,000 t.CO2, maintaining a stellar 5.5-star NABERS Energy Rating for 13 consecutive years. In 2022, the building also earned a 6-star NABERS Indoor Environmental Quality (IEQ) rating, with a total IEQ score improving by 5.5% over the prior year.

Tenant satisfaction and retention have also remained high, with occupancy rates consistently exceeding 90% since the platform’s deployment. Tenants benefit from a well-maintained, secure building environment and proactive management that addresses their needs before issues arise.

Operational efficiency improved dramatically through automation, particularly in tenant billing, which significantly reduced labour hours. Data-driven insights further enhanced plant performance and minimised maintenance-related disruptions. The platform’s scalability has also allowed ISPT to integrate emerging technologies seamlessly, ensuring the building remains future-ready and competitive.
