Brookfield Properties needed a more efficient and accountable way to manage energy usage and tenant billing across its portfolio of commercial buildings. They partnered with Avani to deliver automated energy monitoring, reporting, and billing. Implemented across the Brookfield portfolio covering more than 150,000 square metres, Avani’s platform strengthened tenant relationships, recovered revenue, and replaced manual workflows with automated processes.
Manual billing processes: Invoicing tenants for power usage required manually recording thousands of meter points and generating invoices from that data. Major tenants, including BHP, had lost trust in the accuracy of the process.
No central visibility: Head office had no visibility of maintenance calls or contractor charges until they were invoiced.
Manual data collection: Facilities teams lacked access to consolidated analytics, requiring manual effort to investigate issues and respond to tenants.
Brookfield initially engaged Avani to audit existing processes. This led to a rollout across several buildings in their portfolio:
Automated energy monitoring and reporting: Energy data captured, consolidated, and reported automatically across the portfolio.
Automated tenant billing: Invoices generated from accurate meter data, eliminating manual reconciliation and restoring tenant trust.
Analytics for facilities teams: Visibility into equipment performance, enabling issues to be identified and resolved without manual oversight.
Ongoing platform evolution: New iterations of the platform deployed as Brookfield develops new properties, with the rollout expanding across existing portfolio.
“Avani has helped us bring together data from multiple sites, improving the accuracy of tenant billing and supporting our building optimisation efforts. Their platform and advice have made a positive impact on our energy management, revenue recovery, and tenant engagement.”
