After completing construction on its flagship building, Brookfield Place Tower in Perth, Western Australia, Brookfield was facing growing pressure from tenants to improve its energy management and invoicing processes.
Brookfield was invoicing tenants internally for their power usage, which is permitted in Western Australia. However, the system they had developed relied on manually recording thousands of meter points throughout each building and generating invoices from that data. This ultimately led major tenants, including BHP, to lose trust in the accuracy and fairness of the process.

Brookfield initially brought in Avani as a consultant to audit their existing processes. Avani prepared a thorough report, which detailed the issues and opportunities available to Brookfield. This led to a rollout of the Avani platform across several buildings in their portfolio, including offices and mixed-use spaces.
Across the Brookfield portfolio, Avani automated energy monitoring, reporting and invoicing. The platform also gave facilities teams access to mechanical plant analytics. This helped minimise inefficiencies by resolving issues in real time without the need for manual oversight or intervention from senior management.
Billing was another area where Avani strengthened Brookfield’s energy management system. With access to reliable and accurate data, Brookfield could generate invoices that accurately reflected tenants’ actual energy usage.

The rollout has also expanded across Brookfield’s existing portfolio, covering more than 150,000 square metres of commercial real estate in total.

Brookfield’s partnership with Avani delivered a solution that automated existing processes, restored tenant trust, improved efficiency and unlocked hidden sources of revenue.
Avani’s automated energy management processes reduced the need for Brookfield staff to manually connect data and generate invoices. Brookfield was able to automate over 3000 individual devices and save 30% on labour costs. By implementing the Avani solution, staff could concentrate on delivering more impactful work.
Using Avani’s advanced reporting features, Brookfield took proactive steps towards a sustainable business model. Throughout their engagement with Avani, they prevented 1735 tonnes of CO2 emissions from entering the atmosphere as a result of operating their portfolio.
Brookfield’s partnership with Avani also enabled accurate data to be automatically collected in each property, making them more efficient overall. Each building in the Brookfield portfolio maintained a NABERS rating of between 4 and 5.5 stars. These ratings, combined with the overall emissions saving, validate Brookfield’s commitment to sustainability and reinforce Avani’s role in helping uphold it.
The rollout of the Avani platform strengthened relationships with over 150 tenants. They benefited from clearer insights, timely invoices and more accurate data. Overall, tenant satisfaction increased by 15%, while stakeholders also became more engaged in Brookfield’s energy management and billing processes.
Implementing the Avani platform also had significant financial impacts for Brookfield. It secured more than $7 million in energy re-charging revenue that had previously been threatened by manual billing processes.
Brookfield and Avani continue to meet monthly to refine their operations. Avani Co-Founder, Paul Dearlove, said of the ongoing partnership, “I can’t imagine how many opportunities we’ve identified using our platform over the years, which has helped save them additional funds as well.”
What began as a long list of challenges has evolved into an opportunity to roll out a premium building management system that benefits tenants, staff and upper management across Brookfield’s high-end portfolio.
